FM360AI is a facility management platform from Bairuha Tech. It has been shaped by the day-to-day facilities operations of multi-building education campuses, and it shows in the details.
What we are building
Facilities teams are judged on things that are hard to see: the leak that was fixed before it spread, the pump that was serviced on time, the purchase that was approved without a week of emails. FM360AI exists to make that work visible and to take the administration out of it.
The product covers the whole path of a job. A request arrives by WhatsApp, email or app and becomes a ticket. The ticket is assigned, timed and completed on a phone. If it needs parts or a contractor, the purchase, the approval and the budget are handled in the same place.
It is used through a web console in English and Arabic and through four mobile apps, one each for requesters, technicians, supervisors and field staff.
How we decide what to build
Start where the request starts
Most facilities work begins as a message from someone who noticed a problem. We built the product around that moment instead of asking people to change how they report.
Evidence over assurance
A job is done when there is a photo, a completed checklist and a supervisor's review, not when someone says so. The product is designed to make that the easy path.
AI where it removes typing
We use language models to read messages and documents, and we leave decisions with people. If a feature would only add the word AI, we leave it out.
Say what it does not do
Every feature page on this site has a section on scope and limits. We would rather lose a deal at the first call than disappoint a customer after go-live.
